So make sure whether its a local municipality license or a state certified license make sure they have a license for their trade and insurance. If you overlook this you are putting yourself at higher risk of hiring the wrong person.
Second we recommend get at least 3 quotes from local contractors. After making sure they are all three licensed and insured then you can actually compare their quotes. Its better to take your time looking for the right people vs hiring the wrong ones and finding out a seriously bad lesson. So many scammers or unprofessional people are in this industry and its never been more important to verify who you are dealing with. Don't just look at a fancy business card or website and fall for their advertising if they aren't even a legit business. Its not all about the price though so make sure your analyzing the right comparable. Always ask for a price breakdown. It doesn't need to be every item but broken down in some way that you the owner should be able to understand better after reviewing it.
Third we recommend you actually trying to understand what you want and exactly the materials needed for the project. This will help you make a better decision and know where the total price is coming from. You don't need to be a know it all but at least learn and keep it to yourself for protection. Some contractors are not ethical and will completely over charge you by multiples of 5-10 times for things that don't cost that much. A reasonable profit makes sense for a contractor but price gauging isn't appropriate.
Fourth we recommend pulling permits for all projects. Although we hate pulling permits because of the poor systems the State has set up we still prefer to obtain them. The reason for this is everyone is more protected both the contractor and homeowner. Not only are you documenting with the local building department but you are recording the project with the courthouse which shows on the property appraiser for the property. This may increase property taxes but it will increase your homes value. It also shows to the next buyer that you hired a professional to do the work instead of a handyman that might not even know the proper codes and best ways to build.
